If you buy non-regularized property (Ejido or Procede), you, as the buyer, could be responsible for the capital gains taxes (up to 40%) on the entire purchase price of the property. Zoning laws have existed in Sayulita since 2002
With the exception of the beachfront, the downtown area, and Calle Revolucion, all residential areas in Sayulita (H-127, H-84) are zoned expressly prohibiting "Hotel Installations, Motels, Inns, B & B, and Tourist Residences."
Zoning prohibits third stories (including palapas) on single-family residences and town houses in most of the residential areas of Sayulita.
